3 Easy Campaigns to Book More Appointments This Week – #TomFerryShow

And with that hot topic in mind, today I’ve got three campaigns to jump-start your appointment-setting efforts.

Let’s get right to it…


Text Script: Send This to Everyone in Your Database

Send this text message to everyone in your phone contacts. Type it out, copy and paste and then repeat, only changing the name as you progress through your phone.

Here’s the script:

“Hey [Name]. With everything that’s happening in the world, I’m curious… Have you had any thoughts of moving up or moving down? I’m talking to so many people about it. Let me know what you’re thinking.”

When they text you back, make sure to continue communicating via text. That’s where they feel comfortable, so don’t break that comfort level by immediately calling them. Reply with the questions you need to ask and set up the appointment!

Email Script: The Subject Line is All You Need

This email is so simple there literally isn’t anything more than the subject line (unless, of course, you’re required to include your real estate license number, company info, etc.). Again, you’ll want to repeatedly copy and paste this line, only replacing the recipient’s name:

“[Name], have you had any thoughts of selling in 2020/2021?”

Again, when they reply, stay in their modality by continuing the conversation in email.


Past Clients Phone Script: Time to Revisit Clients from 2-5 Years Ago

For this one, create a list of every client you helped buy or sell a home between two and five years ago. It’s time to pick up the phone and follow up with three crucial questions:

  1. Have you had any thoughts of selling?
  2. At what price would you become a seller?
  3. You must know someone who’s had thoughts of selling…

Having this conversation with all those clients you served will definitely lead to appointments and referral opportunities!


Hacks to Conquer Fear of the Phone

If you’re still scared to pick up the phone and make your calls, here are a few psychological hacks I’ve used throughout my lifetime. Put them to good use and make those calls!

  • Don’t ask for less fear; ask yourself for more courage
  • Don’t underestimate the importance of physicality… a strong stance will help you feel more empowered
  • Need to tap into your Alter-Ego? Don’t be afraid to put on a cape or whatever puts you in that zone
  • Ask yourself this question: What do I love about helping people?
  • Or this one: What am I 100% committed to on this call?
  • Finally, talk yourself into it with one of my favorite affirmations: “I’m a lean, mean appointment-setting machine!”
