Over the first half of 2022, we’ve had some amazing guests revealing even more amazing strategies, and today I’m challenging you to start implementing what you’ve learned!

I’ve rounded up 13 killer strategies that we’ve shared covering three categories… lead gen, conversion tools and skills, and mindset and health.

Here’s how this will work: I’m going to give you a menu of some of the top strategies we’ve shared (complete with links where you can learn more). All you have to do is decide what you need most and make it happen!

So, no matter what area of your business needs a tune-up, I’m sure you’ll find something here that resonates with you.

When you’re going through these, you’re going to see a lot of hyperlinks to different pages, but my recommendation is to read through the entire blog first, then go back to the link. I don’t want you to miss any flash of insight you might have. With that said, let’s jump right in with…

Lead Generation

Email Trifecta

Email gets overlooked, but it is still probably the most effective form of digital marketing… when it is done correctly! One of our coaching clients, Matt Curtis, broke down a powerful technique he uses to attract 45 directly attributable leads every month! You can check it out, right here.

Social Media Quick Answers

Real estate is complicated. As the educator, your job is to simplify and condense this information so that anyone can understand it – and be confident in working with you. We’ve made it easier than ever to implement with our brand-new guide, Social Media Simplified: The Real Estate Agent’s Guide to Dominating on Social. Download it today!

A YouTube Podcast Show

Sometimes longform goes a long way. Take Jeremy Knight for example. Jeremy found his niche in commenting on the news. He sets himself up in front of a green screen with the article imposed behind him, then either corrects, expands, or offers his opinion on the information. For more on Jeremy’s process, you’ll want to check out this episode of This Week in Marketing.

A QR Mailer

If you were at BluePrint, you might remember Rockstar agent Michael Field’s one sentence mailer with a QR code that let people check the value of their homes. Of the first 3,000 he sent out, he got 54 responses and two listing appointments IN THE FIRST HOUR IT HIT. Might be worth taking a shot at.

CMA-a-Day

Everyone wants to know the value of their home, but you have so much more to offer. One of our featured agents at Summit is a perfect example of this. Alexandra Rojas writes a personal but extremely short and simple email featuring two different evaluations. The goal is all about getting a face-to-face. This is one of the most effective ways of generating referrals, and at Summit, you’ll get to see Alexandra’s exact email format.

Conversion Tools and Skills

Have Case Studies Ready

To some people, selling a house might seem easy. During a listing presentation, it’s not enough to simply tell them what you do; sometimes you need it helps to SHOW them. Do you have a house you sold for over market price using hard work and clever tactics? Write a case study and have it available to show them. Summit speaker Jeff Mays has an awesome process for this.

A Home Buyer’s Guide

If you want to get people to work with you, it helps to be on their mind all the time. And if you want to sell effectively, maybe try letting your materials do the work for you. Oriana Shae uses a beautiful, printed buyer’s guide which she gives out at her consultations. Watch this episode and you’ll see why these guides more than make back their printing cost.

Get a Role-Play Partner

I know, I know… No one likes to role-play. But practice is actually what makes perfect. Speaking of perfect… Carolyn Young went on 200 listings presentations last year alone and managed to sign the deal on almost every one of them. At Summit, you’ll get to see her entire listing presentation from beginning to end, complete with all 70 of her signature slides, and she’ll even be handling some tough objection questions. If you want to see role playing done right and get a glimpse into her presentation, watch this episode.

Get Your Scripts Exactly Right

This goes right along with role-playing. Summit keynote speaker (I know, but it’s impossible not to keep mentioning) Phil Jones wrote a book called “Exactly What to Say”, where he details… exactly what to say! There is an entire science behind it, complete with actionable principles to bring to every conversation. Check out my conversation and role-play with Phil, right here.

Health and Mindset

If you want to keep up the energy to keep up with what you’ve already been doing as well as implement two new tactics, you need to be taking care of your body and your mind. Pick one of these ideas to start building your habits slowly.

A Gratitude Journal

Gratitude might just be the most transformative mode of thinking we are capable of, because when you are grateful it’s impossible to be depressed. This is why it’s a core element of my morning routine, and you can read more about it, here.

A Meditation Routine

Meditation isn’t some far-out, quasi-religious notion anymore. The benefits are proven, extraordinary, and easily achievable. This is one practice that could make enough room in your mind for the other few you’re going to implement. If you need some help getting into it, here is a list of our favorite meditation apps.

Clean Up Your Diet

You’ve probably already heard me talk about my MEDS. Meditation, exercise, and sleep are all super important, but if you can only change one thing first, consider your diet. For starters, it’s the only one you could have someone else do for you. Try paying someone to prepare your lunches for the week or sign up for a meal service. Once you start eating healthier, you’ll want to go to the gym and sleep will naturally be more restorative.

Read from a Book Every Night

And I’m not necessarily talking about a business book. You’ve probably heard the saying, not all readers are leaders, but all leaders are readers. There’s a clear reason for this. It’s a healthier form of relaxation than television or having a drink. It stimulates your imagination and deepens your empathy. Pick up a fiction book or something on a topic you enjoy. And it’s never a bad idea to read for your mindset. I’d strongly recommend you get a copy of my friend Chris Heller’s book, “Dominant Thoughts.”

Doing More Starts by Doing Now

Now that you’ve read through them all, were there any particular options that made you say, “This is what I’ve been missing”? Was there something that might fit perfectly in an empty space in your playbook?

I’ll keep saying it… in today’s shifting market, you have to be doing more, right now.

If you like these types of “ready made” strategies getting handed to you to implement, you absolutely need to attend Success Summit in Dallas, August 23-25. Every Summit attendee will be given 15 “Lead Generation Playbooks” from top agents ready to “rip-off and duplicate.” Don’t miss this chance to learn from some of the best in the business.

In the meantime, pick something off these lists and start putting together a plan. Hit me up on social to let me know which one you’ll do.
