I would say my top Sales strategy would be cold calling. Last year I saw a lot of success with cold calling expired and cancelled listings, but I also circle dial. One of my big goals when on the phone with someone is to simply get their email address. Oftentimes, people aren't ready to transact immediately, so I stay in touch through email on a weekly basis to stay top of mind.
Marketing Strategy
I would say my top marketing strategy is email. It helps keep me in touch with my database while providing value and not be salesy. I have a weekly email includes local real estate news for my market, market stats once a month, a ton of links to property searches on my website, and a home value estimator tool. I also set all owners up on a monthly neighborhood update for their specific neighborhood using my Sierra Interactive website. Earlier this year I closed a $1.4M home, and I attribute the listing to my weekly email. The owner had originally been an internet lead that actually bought with a different agent. However, they had been receiving my weekly email since buying. Their situation changed, they needed to sell, and reached out to me first!
Technology Strategy
Sierra Interactive for my website. Follow Up Boss for my CRM. REDX to get numbers (and forewarn). Bombbomb for video emails and my weekly email. I also have access to KVcore through RE/MAX, which I use for creating marketing materials. I get numbers with REDX and Forewarn, cold call, add them into Follow Up Boss, set them up on property searches/neighborhood updates in Sierra Interactive, and stay top of mind using my weekly email with Bombbomb.
Coaching Benefits
1. Accountability - I am guilty of chasing the all shiny objects/tools/leads. My coach helps me focus on what's important. 2. Challenging me - the 100k in 100 days in 2023 set me up for a great year in 2024. The market has shifted where I live, so the work I did in the 100k in 100 days was vital for my success this year. 3. Guiding me - without my coach, I don't think I would feel as prepared as I do for the buyer agency changes we are seeing.
