Welcome to the #TomFerryShow! This is a brand new show to help you always be innovating, changing, adjusting, staying as relevant as possible with the very best tools, the right-now strategies, and the things that are working today for rock star agents to keep you ahead of the curve!

Now you know it’s the beginning of the year, so right now it’s about positioning yourself to really be the agent of choice. We want to attract as many new clients as possible while maintaining your existing base to make sure that they come to you for their real estate needs. So what do we want to do?

Do you remember back in December, I said I want you to create your social proof piece? Now let’s take this piece and put it on steroids! Let’s do a quick review of the social proof piece: put all of last year’s transactions into excel and submit that list into BatchGeo or Google Maps. What you get is an image with bubbles of all the transactions you did in 2014. (Hint! If 2014 was not a good year for you, have it be the last three years or just make your bubbles bigger)

Now let’s put it on steroids!

1.) Facebook. Get your social proof piece on your Facebook business page and run it as an ad to every single person in your zip code and farm. For a few dollars, you can expose your success and your services to tens of thousands of people in your marketplace. 

2.) Instagram. Get it on Instagram. I’ve seen a few of our clients already doing this already and it looks fantastic! It’s another social medium to reach future home buyers and sellers.

3.) Twittter. I recommend tweeting your social proof piece three times in one day (morning, noon and night), and possibly even tweeting it three times over a ten day window. Now you may ask, is that overkill? No. The reason why is because there is so much activity on twitter, your tweet would only be seen by a handful of people before it’s buried under new tweets. You can reach different people at different times of the day. I’m also a firm believer that there is no such thing as over-tweeting.

4.) Email. Email your piece to your entire database. Have a great and clear call to action. Be very mindful of what the email stats are saying. Change whatever is not working and continue to do everything that is. 

5.) Direct mail. Send your piece to everyone in your farm. Have your printer print your mailer on an odd shape paper so it stands out.

6.) Video texts/emails. I would strongly recommend you shoot a video that goes something like this: “Hey, it’s Tom Ferry with Banana Real Estate. So excited that we were able to help “x” families in 2014 buy and sell real estate. Let’s take a quick look at all the homes and all the people we worked with,” and you flash pictures of all homes/clients you had in 2014.

And remember, you always want a clear Call to Action or a way to capture their information for follow up. For web base efforts, you want a landing page to capture their information–if you don’t have one, check out geographicfarm.com.

So the goal of doing all of this is to have people that are most likely to do business with you to have you on their radar and come to you for all their real estate needs. And that’s what I want for you. I want you to go out and help more clients. I want you to be that agent that serves customers at the highest possible level.
